This deluxe resort villa is located on the beautiful island of Isla Mujeres just a 15-minute ferry ride from Cancun. Casa Mimosa is one of the largest villas on the island, situated on its own white sandy beach, overlooking the crystal clear water of the Caribbean and Mujeres Bay, with a spectacular view of Cancun in the distance. This villa is completely turnkey and is loaded with all the amenities you need.
This 6,000-square-foot villa consists of 4 floors with 5 bedrooms, each with its own beautifully tiled bathroom. There are 2 living rooms, a fully equipped kitchen, full laundry, 3 wet bars, a dining room, and a rooftop palapa. All bedrooms have a terrace overlooking the pool and ocean, air conditioning, ceiling fans, a safe for your personal belongings, and a hammock for your afternoon siesta. There is an outside kitchen under the palapa by the pool, equipped with a full-size refrigerator, chest freezer, and Solaire infrared grill, blender to make your favorite drink, and TV to watch your special sports events.
Cleaning Frequency/Policy
A mid-week clean is included in the rate, if guests want daily cleaning there is an extra charge of $100 USD per day.

- Water, Power, Internet Service While priority efforts will be made to remedy any issues, no refund or rate adjustment shall be made for utility failures such as the supply of electricity, internet service, water, air conditioning, television or cable service, appliances, etc. It is the guest's obligation to report any problems or damage to the condo immediately. Complaints & Maintenance In case of a maintenance problem, the guests are required to notify the property manager who will strive to repair the problem as soon as possible. Property Manager Please refer to email communications for property management information. IMVR is not responsible for property management services. Drugs & Hazardous Materials Guests shall not use or permit to be brought into the condo any illegal substances, inflammable fluids or other explosives or articles deemed hazardous to life, limb or property. Pets: No animals or pets of any kind may be brought into the property. Keys Guests are responsible for keys. There is a $50 charge for each set of lost keys. Be sure to follow instructions precisely on where to leave your villa keys when you depart. Security Guests are responsible for the security of the villa during occupancy. You must keep all windows and doors locked securely at all times when not on the premises. You must observe all cautions explained by your local contact. Lost or Stolen Items IMVR, IMVR agents or the property owners are not responsible for any lost or stolen personal items. Do not leave shoes, clothing, or towels outside overnight, as they can easily disappear. Travel Insurance For peace of mind we recommend travel and trip cancellation insurance. For your convenience, https://islamujeres.rentalguardian.com/ There shall be no refunds of rents due to shortened stays or weather conditions, work and family emergencies or other commitments. Hurricane Season Hurricane season is between 1 June to 30 November. In case of a hurricane, the manager will contact you and advise you of any warnings and evacuation orders. We do not allow any guest to remain at the villa during a hurricane as the villa will be shuttered and utilities turned off. We recommend trip insurance to cover your expenses as refunds will not be given due to weather. https://islamujeres.rentalguardian.com/ Passport Travel Documents It is the guests' responsibility to travel with the correct documentation. If you have any questions about the required documents, please call or email us. PLEASE CHECK THE EXPIRATION DATE OF YOUR PASSPORT. It should be at least 6 months before your dates of travel.
