Calendar Management of Reservations and Cancelations Management.

Sales & Booking Process : responding to inquiries, providing rates, converting interest into bookings and revenue, guiding the reservation process, answering questions

Guest Communications & Concierge, preparing for arrival, communication during their stay and pre-departure support, Review requests and management to utilize in marketing Customer Service and Resolutions, Bilingual, offering concierge services

Option 1 : Escrow hold of Deposits, Billing of guests, Merchant of Record, Charge back risks, Bookkeeping of payments from guests, balances due, collection, tracking, documenting, payment to owner. Revenue Optimization: Analyzing booking data and market trends to adjust pricing, availability, and promotional offers to maximize revenue and occupancy rates. Security Deposit Waiver Insurance ($50 fee to guest)

 

Option 2 : You manage the finances and I can bill you monthly for commissions.

  • Guests will be given your property manager’s contact information for all property related issues.
  • Property managers are responsible for using the calendar to know when reservations are arriving

Hours : My business hours are Mon-Fri 9-5pm Cancun Time. After hours, holiday hours, 5 days per week

Listing your property on IMVR is free. The referral rate for IMVR referred reservations is 15% of the net rate.

 

Owners are responsible for providing updated rates, photos, terms and conditions.

 

If IMVR does not manage your calendar the following applies:

Requirements :

  • iCal link to synchronize or manage your own calendar from our Owner Portal
  • 15% Commission for referrals
  • Owners manage the rental agreement, guest communications, financials, arrival details, property manager communication.

 

When a reservation comes through IMVR, I will book that directly with you. All funds will be paid directly to you from the guest and I will bill you for the 15% referral fee once the balance is paid.

  • Payment Processing and Security: As the merchant of record, I handle all guest payments securely, reducing the risk of fraudulent transactions or payment disputes for homeowners. I absorb the responsibility of ensuring that payments are processed smoothly and securely, alleviating any concerns about payment collection and fraud protection.
  • Booking Management: I take on the responsibility of managing bookings, including handling inquiries, managing calendars, and coordinating check-ins and check-outs. By overseeing these aspects, I mitigate the risk of double bookings or scheduling conflicts, ensuring a seamless experience for both homeowners and guests.
  • Risk Management and Insurance Coverage: I provide a layer of risk management by offering insurance coverage for potential damages or liabilities incurred during guest stays. This coverage protects homeowners from financial losses due to unforeseen circumstances, such as property damage or accidents, providing peace of mind and financial security.
  • Dispute Resolution: In the event of disputes between guests and homeowners, I act as an intermediary to facilitate resolution. By assuming this role, I shield homeowners from the time-consuming and potentially costly process of dispute resolution, allowing them to focus on enjoying passive income from their vacation rentals.
  • Compliance and Regulations: I ensure that all bookings comply with local regulations and legal requirements, reducing the risk of fines or penalties for homeowners. By staying up-to-date with regulatory changes and compliance standards, I protect homeowners from legal liabilities and financial consequences associated with non-compliance.
  • Marketing and Promotion: I actively market and promote vacation rental properties to attract guests and maximize occupancy rates. Through targeted advertising, listing optimization, and promotional campaigns, I help homeowners generate consistent rental income and maximize their return on investment.
  • Financial Reporting and Transparency: I provide transparent financial reporting, including detailed statements of rental income, expenses, and fees.
