The second bedroom has a separate entrance with a queen bed and ensuite 1/2 bath. It also has Caribbean view window and access to a stackable washer/dryer. The Bay of Cancun patio is a great spot for sunset cocktails. It has an outside wet bar sink & counter with pass-through window to kitchen and comfortable table with 4 chairs . It’s such a stunning and comfy spot, you may never want to leave the Castle Penthouse!

Cancellation Policy

Cancellations that are more than sixty(60) days prior to arrival date will result in a refund of monies collected less 30% handling fee. Cancellations or changes that result in a shortened stay, that are made within sixty (60) days of the arrival date, forfeit the advance payment with no refund of monies paid. Early departure does not warrant any refund of monies paid. Reservations between December 17 and January 7 require a ninety (90) day notice to cancel in order to obtain the refund of the advance payment less 30% handling fee. Cancellations that are made within ninety (90) days of the arrival date during that period, forfeit the advance deposit with no refund of monies paid. If guest is prohibited from traveling due to government restrictions in connection with Covid, Owner agrees to reschedule Guest’s reservation dates on availability basis. Traveler’s Insurance is highly recommended for unforeseen personal emergencies. We are willing to open the calendar and make a good faith effort to rebook any cancelled dates and provided reimbursement if another guest booking is received for the cancelled dates.

Please treat our house with the same respect as you would your own home. We’ve put a lot of effort into making this a lovely space to be enjoyed by our guests. Be sure to maintain a good level of cleanliness throughout your stay, this will make it much easier when check-out time comes! In case of any accidental damage, we’ll look into the issue internally to decide if and how much the deduction or repair cost will be. Please ensure you read and fully understand the house rules at the beginning of your stay. If anything is unclear, please get in touch with your Local Contact to explain in further detail to avoid any misunderstandings. Have fun! This is your vacation time and we hope you make the most of our home, its amenities and your opportunity to relax and visit the surrounding area Check in is 4 p.m. local time. Early check in is available by prior arrangement, if there is no same day check out. Check out is 11 a.m. Please schedule check out when you check in. Late check out by prior arrangement only, if no same day check in. Luggage storage for a later departure is fine. MOST IMPORTANT RULE: DO NOT RUN AC WITH DOORS OPEN. PLEASE TURN ACs OFF WHEN NOT IN A ROOM AND WHEN YOU LEAVE. Mini-split AC units are NOT designed to run continuously at very low settings. Doing so wastes energy, taxes the compressor and damages the unit. AC UNITS WILL FREEZE UP AND STOP WORKING. To avoid this, set a it at 23-27C (73-77F) degrees. If an AC unit is not cooling, check the MODE setting for a Snowflake. It's the most common reason for not cooling. If there’s an issue, immediately notify your Local Contact. Help us CONSERVE. Mexico is inexpensive in many ways, but electricity costs here are among the most expensive in the world. Our concrete villa stays cool and AC units cool rooms off in just minutes. Lost or broken remotes are $100 each. No Paper in Toilet. In Mexico, we can’t put paper in the toilets due to the sewer system. Please place toilet paper in waste baskets. All trash should be bagged and placed in the trash can on the curb. Trash pick up is DAILY, so place trash outside in the receptacle the night before. Please dispose of trash frequently No Smoking Permitted Inside. Outdoor smoking is allowed at least 10 feet from doors and windows. Close sliders when smoking to prevent smoke from entering premises. Butts must be disposed of properly, not left around the property. Ashtrays must be used at all times. Violation of smoking policy may result in forfeiture of Security Deposit. Illegal substances are strictly prohibited and grounds for immediate eviction, with forfeiture of deposit. Maintenance: We care deeply about the condition of our property and strive to keep it in excellent shape. Report any problems or maintenance issues to your Local Contact IMMEDIATELY. Pool: There’s a blue bucket and hose for rinsing sandy feet before entering the pool or villa. Please help minimize the spread of sand beyond the Playa. Pool functions are on timers. Lights are set to be on from 7pm to 9pm. If you’d like the settings changed we’re happy to adjust them. DO NOT put shells in pool, algae and organisms disturb the chemical balance. To prevent injury, supervise children closely. There are many hard surfaces that are slippery when wet. No lifeguard is provided, all users assume the risk and liability. Pool Area PVC Towel Rack. Please place wet towels and/or laundry there to dry. Please do not hang towels over the patio or balcony rails as they may disappear! NO GLASS BOTTLES or CONTAINERS are allowed in pool area patio. Please use cans or plastic glasses & dishes provided. Broken glass in the pool will result in a substantial charge as it means completely draining and cleaning the pool. Safes: Safety is very important, room safes with keys for your valuables are provided. We recommend keeping valuables (cash, jewelry, cellphones, etc.) locked inside. Do not leave valuables unattended (cell phones, iPads, wallets, etc.) outside on the patio. Safety: Be sure to lock all doors, windows and gates. We try not to disturb you, but it may be necessary to enter the property for maintenance and repairs. We are not liable for loss or theft of items missing from the property. It’s always wise to exercise caution while traveling. NO Animals permitted on the premises under any circumstances. Please do not feed island dogs, cats or birds or encourage them. Keep food covered both indoors and outdoors. Ants are a persistent problem on the island, please do not leave food out or uncovered. Please exercise care and good judgment with respect to who enters the Property. We’re located in a local neighborhood and do not permit loud parties.
