Isla Mujeres Vacation Rentals, IMVR, is a reservation/booking company. We work directly with owners on the island of Isla Mujeres to market their properties and give you a safe place to book your vacation rental.  We offer you the peace of mind that we only work with legitimate properties protecting you from scams.

IMVR is not an owner of said represented properties.  

Isla Mujeres Vacation Rentals is not responsible for any liability, injuries or disputes with the individual vendors. Our staff will be able to assist if problems arise that you are unable to resolve with the individual vendors or with your reservations.


You will receive a cancellation policy that is specific to the property you have reserved as they vary from property to property.  We strongly recommend trip insurance as it is a small fee to protect your vacation investment.  

Water, Power, Internet Service 

While priority efforts will be made to remedy any issues out of our control, no refund or rate adjustment shall be made for utility failures such as the supply of electricity, internet service, water, air conditioning, television or cable service, appliances, etc. It is the guest’s obligation to report any problems or damage to the condo immediately.  While these types of issues do happen on a remote Caribbean island, it requires us all to be more patient and not assume it is lack of responsibility or negligence.

Property Manager, Complaints & Maintenance 

In case of a maintenance problem with the rented property, the guests are required to notify the property manager who will strive to repair the problem as soon as possible. We are happy to help in your communication with them as they are responsible for the property maintenance. Please refer to email communications for property management information. IMVR is not responsible for property management services. 

Drugs & Hazardous Materials 

Guests shall not use or permit to be brought into the condo any illegal substances, inflammable fluids or other explosives or articles deemed hazardous to life, limb or property.


No animals or pets of any kind may be brought into the property without written permission from the owner.


Guests are responsible for keys. There is a $50 charge for each set of lost keys. Be sure to follow instructions precisely on where to leave your villa keys when you depart.


Guests are responsible for the security of the villa during occupancy. You must keep all windows and doors locked securely at all times when not on the premises. You must observe all cautions explained by your local contact.  Crime of opportunity is everywhere. Please do not leave things out in plain sight.

Lost or Stolen Items

IMVR, IMVR agents or the property owners are not responsible for any lost or stolen personal items. Do not leave shoes, clothing, or towels outside overnight, as they can easily disappear. 

Travel Insurance 

For peace of mind we recommend travel and trip cancellation insurance. For your convenience, https://islamujeres.rentalguardian.com/ 


Refunds of rents due to shortened stays or weather conditions, work and family emergencies or other commitments are not offered.  We recommend that you purchase trip insurance.

Hurricane Season 

Hurricane season is between June 1 to November 30. In case of a hurricane, the manager will contact you and advise you of any warnings and evacuation orders. If evacuation is deemed necessary, you will not be allowed to remain at the villa during a hurricane as the villa will be shuttered and utilities turned off. We recommend trip insurance to cover your expenses as refunds will not be given due to weather.

Passport Travel 

It is the guests’ responsibility to travel with the correct documentation. PLEASE CHECK YOUR EXPIRATION DATE OF YOUR PASSPORT. It should be at least 6 months before your dates of travel.
